The
Aztec Hotel was formerly two adjacent, dilapidated 1920’s residential
hotels, the Aztec and the Hiram. We were originally retained by the City of
Oakland to conduct as seismic safety and feasibility study for the Hiram Hotel
in time to meet a FEMA funding deadline. We provided the required documentation
to the City within one week. Subsequently, Housing for Independent People
received funding to purchase the Hiram and the Aztec for the purpose of providing
living accommodations and support programs for mentally disabled adults. Once
again, we provided schematic drawings, a scope of work and a fee proposal
for the Aztec within several days to meet another funding deadline. Under
extreme time constraints, we not only met the required deadlines, but went
on to combine the hotels into one seismically safe structure.
The completed 15,000 square foot project contains sixty Single Room Occupancy
units, lounge areas, dining room, commercial kitchen facilities, dormitory
style bathrooms, counseling offices, a courtyard and a manager’s unit.
Brightly colored accents in tile work, doors, architectural molding and furniture
provide positive visual stimulation and a cheerful image.
